ABOUT THE VILLA
The Villa
The country house is spread over three floors.
On the ground floor, guests will find the living area and kitchen. The living space, with its beamed ceilings, stone arches, and tiled floors, is tastefully decorated by the owners to create a warm and welcoming atmosphere.
The first floor is not part of the rental. The owners, who live in Rome, occasionally use it as a base when supervising the property—typically once a week for a few hours to take care of maintenance such as watering plants or cleaning the swimming pool.
The top floor, accessible via an external staircase, hosts two bedrooms. Here, warm furnishings, wooden beams, terracotta floors, and fireplaces enhance the cozy and charming ambiance.
Outside, guests can enjoy a swimming pool, Jacuzzi, a beautiful garden, and even a small soccer field, perfect for leisure and relaxation.

OUR LOCATION
Nestled in a central spot between Rome and the most charming towns of Umbria and Tuscany, our home is the ideal base for exploring the heart of Italy. Within easy day trips, you can wander through medieval villages, discover world-famous art cities, and soak in breathtaking landscapes—each offering an unforgettable blend of history, culture, and natural beauty.

From Fiumicino Airport, it takes less than two hours by regional train.

From Termini station you can catch the underground to Tiburtina Station and then get on the same regional train coming from the airport

THE WOODEN HOUSE
A cozy little house designed for comfort and relaxation. Perfectly sized for a single or couples, this self-contained home offers the warmth of natural wood styling with all the modern essentials you need for a pleasant stay. Inside, you will find a bright open-plan space featuring a fully equipped kitchen where you can prepare your meals and an en-suite bathroom for your privacy and convenience. Large windows fill the home with natural light, creating a welcoming and peaceful setting.
CELESTE ROOM
A charming double bedroom (17.5 m²) featuring a cozy fireplace and a private terrace—perfect for enjoying quiet mornings or sunsets. The room includes a private bathroom with shower and a wall outlet for electric razors. Amenities such as central heating, hot water, and a television ensure a comfortable stay.
THE ROSE ROOM
Spacious double bedroom (17.5 m²) with an additional bunk double bed, perfect for couples or small families. The room features a private bathroom with shower and a wall outlet for electric razors. Comfort is guaranteed with central heating, hot water, and a television.
ERCOLE’S ROOM
This room is not available for renting, even if Ercole is nor in the house 😊

Little bit of paradise
Great villa with an astonishing view, couldn't have hoped for a more idyllic location. As we were new to the region we didn't quite know what to expect but we were blown away. Will definitely be back, when it's maybe cooler as we arrived in the middle of a heatwave, thank goodness for that lovely pool. Eliano was the perfect host...we were the first renters since the pandemic so there were a few teething problems, but Eliano was on it immediately and nothing was too much trouble. He also had a lot of good suggestions for restaurants and sight seeing etc which was most helpful.

Our stay at Il Casale di Max: Great communication with Eliano before we arrived. A lovely welcome with some fantastic local food treats and a detailed tour around the well equipped villa. The house and pool is well laid out with plenty of shade and fantastic views. The countryside is beautiful with a multitude of hilltop towns and wooded peaks. Overall great hosts and a very relaxing holiday.

This is a fantastic villa offering a unique experience. Wonderful pool with jacuzzi, very stilish building, beautiful garden and full privacy granted. Very nice guests and good restaurants nearby. What else could we ask for???
